What happens during an EPC survey?

When you book an EPC with us, one of our Elmhurst Energy accredited assessors will visit your property at a time that suits you.

Arrival & introduction – The assessor explains the process and answers any questions.

Inspection – They’ll check your heating system, insulation, windows, doors, lighting, and measure key features of the home. They may also look at major appliances.

Access needed – All rooms, the boiler, loft space (if accessible), underfloor areas, and gas/electric meters.

Timeframe – An EPC usually takes 30 minutes to 1 hour, depending on the size of the property.

Afterwards, upon payment, you’ll receive your EPC rating along with recommendations to improve efficiency.

What is an EPC Certificate and why do I need one?

An Energy Performance Certificate (EPC) shows how energy-efficient a property is, graded from A (very efficient) to G (not efficient).You need an EPC because:

It’s the law – A valid EPC is required when selling, renting, or building a property.

It informs buyers and tenants – It shows the likely energy bills and performance of the property.

It supports sustainability – Encourages improvements to cut carbon emissions.

It avoids fines – Not having an EPC when required could result in penalties of up to £5,000.

What does your EPC certificate mean?

What is a Legionella risk assessment, and what happens during a visit?

Legionella risk assessment checks your property’s water systems to ensure they are safe and free from risks that could allow Legionella bacteria to grow.During a visit, we will:

Inspect hot and cold water systems

Check for areas of stagnant water or poor temperature control

Identify risks and provide recommendations to keep tenants safe

What are landlords’ responsibilities regarding Legionella risks?

Landlords have a legal duty to ensure the health and safety of their tenants by keeping water systems free from risks of Legionella. This means:

Arranging a Legionella risk assessment

Acting on recommendations to control any risks found

Keeping records of assessments and actions taken

Do I need an EPC to sell or rent my property?

Yes. In almost all cases, you are legally required to have a valid EPC before putting your property on the market for sale or rent. Without one, you could face fines and delays.

How long does an EPC last?

An EPC is valid for 10 years. If you’ve made significant energy efficiency improvements since your last assessment, it may be worth updating your EPC to reflect the changes.

Why do I need a Legionella risk assessment?

Legionella bacteria can cause Legionnaires’ disease, a potentially serious form of pneumonia. Landlords and property owners are legally responsible for assessing and managing this risk. Our Legionella risk assessments ensure compliance and safeguard the wellbeing of tenants and occupants.

How quickly can I book an appointment?

We offer flexible appointments and can usually book you in within just a few days. For urgent EPC requirements, we do our best to accommodate same-week bookings.
